 Artemis Cynthia Complex communal contribution payment status per property-debtors (updated August 2018)
Non payers of communal expenses and current debt will be published under the above section. Any debts from any owner of property will equally contributed to the rest of the owners by the end of each calendar year and added to the bill of the first quarter of the next year, as proposed on 2017’s annual meeting.
September 2018: Legal actions have been taken against the owner of C312.
July 2021: Legal actions to be taken against the owners of I336.

  • Doors on the entrance of each block to be installed. Re -Scheduled for 2020. Doors will have the option to install electronic locks with PIN or RFID fob/card access. Access system will be installed on a later stage – postponed due to covid for 2022.
  • Painting of the whole complex external areas is scheduled for the second half of 2019 – postponed due to covid for 2022.

Owners Meeting to be scheduled

  • January 2022: From 01.01.2022 you will notice a small increment on the contributions due to the ongoing increment of the prices of consumables and utilities (Electricity, Cleaning products, equipment, chemicals etc). Most of our consumables and utilities have been increased 15-20% since July 2021.
  • March 2022: Temporary increment on Electricity and Chemicals (hopefully)
    • Unfortunately as you can also see on your electric bills, they still keep increasing their charges – almost 35% compared to the same period last year.
    • Most chemicals used for maintenance (fertilizers, cleaning chemicals, pool chemicals) had an increment of 40% on their cost.
  • June 2022: Pool by Block G & D – Inlet pipes replacement.
  • June 2022: New law for co-owned buildings regarding the management and communal contribution LINK
  • July 2022: Fire Extinguishers: According to the Insurance policy and the safety of the complex it has been decided to install Fire Extinguishers on every level of each block.
  • July 2022: Main sewage pipe unblocking and cleaning.
  • July 2022: Further increment on Electricity of 24% (Article)
  • July 2022: Roof repairs – total refurbishment with ‘Hyroof nano materials’ on all Blocks. Total of 2100 sq.m approx. – for 26€  per sq.m incl labor and materials. Repairs also on the Spanish tiles on the corners of the block – causing corrosion on plaster-paint underneath and grouting around the walls.
  • [Quotations received] General Painting of exterior walls, verandas, railings, pergolas of the whole complex. Quotations vary from 22.000 per block to 28.000 per block incl. VAT. We would suggest to cooperate with the company who also handled the roof insulation repairs (managed to drop their price at 24.000 per block. Contributions to be collected by the first quarter of 2023 (in advance of handling over the work and signing the contract with the contractors)- work scheduled to begin March/April duration 18 weeks.   • October 2022: New Gym is ready under Block D – New equipment to be received soon.
  • October 2022: New owner for apartment 312 in Block C!
  • November 2022: New Gym is open (Photos) Open: Weekdays from 0700-1700, Weekends 0700-1500, Bank Holidays: Closed.
  • November 2022: New wireless emergency phones installed in the lifts.

  • June 2021: Additional lights – floodlights installed in communal areas – gardens.
  • May 2021: Additional outdoor WiFi antennas installed to cover all the communal areas of the complex.
  • March 2021: Trimming of entrance trees.
  • February 2021: Full  recondition of the communal areas of each block including painting of all internal walls – ceilings, painting the staircase railings etc. Extensive clean/polish of the marble flooring, lifts – their granite frames and tiling. New post boxes installed on every block.

  • January 2021: Roof repairs, insulation repairs, ventilation grill repairs and stairwell painting, railings in stairwell painting (Photos 1) *for more photos please contact the management
  • January 2021: Due to the corona virus epidemic – all the communal areas inside the blocks (lifts, corridors, staircases) have been disinfected and sprayed. (Will be done once a week – extended until end of the March)
  • January 2021: Floodlights x 13 have been installed around the perimeter of the complex – green area to maximize the security and increase the safety within the permits of the complex due to the  big increase of burglaries in the area. According to the police, more than 50 houses and apartments have been broken into in neighboring complexes (Andriana, Elysia Park, Pafilia Gardens, Sunset, Paradise Gardens and more) No break ins into any apartment of Artemis Cynthia Complex, lets hope it stays like this. Our complex has 51 installed cameras for CCTV controlling most of the external areas and all the internal communal areas, entrance and corridors.   • December 2020: No rent payments for January and February voted by parliament. Mortgage postponed payments extended until June 2021 LINK
  • November 2020: Due to the corona virus epidemic – all the communal areas inside the blocks (lifts, corridors, staircases) have been disinfected and sprayed. (Will be done once a week – extended until end of the year)
  • November 2020: Unexpected break on 1/9 lift. Otis quotation 1380.00 euros + VAT
  • November 2020: CCTV installed on every corridor of each apartment block. 27 cameras in total. Additional storage to reserving footage for 14 days and NVR device. (Photo)

  • February 2020: Fence installed around the 3/4 pools to offer more privacy and enclose the pools from the parking areas.
  • February 2020: Gardens cleaned from bushes and 12 tons of white gravel have replaced the dirt, bushes and weed. Photos in facebook page.

Meeting minutes

  • December 2019: Cleaning of rainwater collection system
  • November 2019: Fluorescent Emergency lights replaced on every corridor of every block with LED maintained emergency lights.
  • October 2019: 8 tonnes of white Gravel has been spread into the gardens of the complex.
  • October 2019: Block ground floor areas – entrances have been painted white. Base of building – columns will be insulated – waterproof.
  • September 2019: Outdoor cameras installed on entrance and exit of the complex.
  • August 2019: Signage has been installed on the complex to designated the entrance and exit for vehicles.
  • (July & August) 2019: Roof insulation repairs on all roofs.
  • (June 2019): Corridor – Staircase and parking area lighting has been improved with an automated sensor to keep the lights in the communal areas on during the evening until sunrise.
  • (June 2019): Pool lighting has been fixed and restored.
  • (September 2019): A few incidents with rats around the garden area of the complex and around the pools, forced us to install 10 x bate holders around the pools an garden of the complex.
  • June 2019: New legislation for holiday lettings from individual owners will be set. Individual owners who do holiday lettings in Cyprus, must all have VAT number and declare any income from holiday lettings of their homes in Cyprus, public liability insurance for their property (communal areas are already covered) and register their properties with CTO in order to get a permit, we would suggest those related with the matter to be extremely careful due to random checks that might be done from the Cyprus Tourism Organization. For those who leased their properties to CTCT Constructions LTD – is already VAT registered, all the properties used for holiday lettings from CTCT Constructions LTD have all necessary insurances, permit and licenses.   • Property management services will be provided in the complex from our team. Rates and plans will be proposed – Second half of 2019.
  • (April 2019) Entrance lighting restored. We replaced all fluorescent emergency lights of the entrance of each block with LED maintained emergency lights.
  • Roof insulation repairs needed on several blocks. Scheduled of July 2019.
  • (February 2019) One of the sewage pumps in the plant room has stopped working and we needed to replace immediately, and with the opportunity we have taken the second which is still alive after 10+ years of continues service to be taken for full rebuild. 1 2 3 4 5 6

  • (January 2019) Bases of the columns and ceilings in the ground floor of each block restored and painted. 1, 2, 3, 4

  • (January 2019) Pavement on the main entrance of the complex restored. 1, 2, 3 , 4 , 5, 6, 7
  • (January 2019) Tiling – Pool frames need to be restored and reconditioned as some pieces started moving, cracking and falling apart. Noticed after heavy rainfall from past few weeks. Planned for end of January. Along with these fixes, we will replace the pipes for the drains of the first pool which have been blocked for the last few years causing the pool to get green very often, and also the concrete pavement underneath Block B and the main entrance pavement.   • (January 2019) Anti-flood pump to be installed to take away from the premises of the complex excessive rainwater.
  • (January 2019) 02/01/2019 Lightning strike on Block G caused several damages on the electrical, TV and internet equipment of the whole complex and on individual properties. A Wireless internet antenna of an apartment which was not earthed, attracted the lightning. In that apartment all the internet and television equipment have been destroyed-burnt. Photos: 1 2 3

2018-2019 Annual Expenses Breakdown

  • (November 2018) New plant rooms for the pools have been build and all the pool filters and pumps have been replaced – serviced after 10 years from the completion of the complex. (photos: 1, 2, 3, 4, 5, 6)

  • (October 2018) Rainwater collecting system has been cleaned from third party company using high pressure hose and steam.
  • (September 2018) CCTV installation is planned after the request of several owners and better security of the complex.
  • (July 2018) 10 x small garbage bins have been installed around the premises of the complex for the ease of the residents.
  • (July 2018) Two terracotta pots for each block have been placed outside the entrance, and several other pots for flowers have been placed around the paved area of the complex.
  • (June 2018) 18 x Straw umbrellas have been placed around the pools.
  • (June 2018) Vending machine has been installed on site by a third party company.
  • (April 2018) Sitting areas underneath blocks have been created for the residents – Total 8 sitting benches.
  • (April 2018) Expansion of the green area to the southern side of the complex, between our complex and Andriana Complex. (Planting of trees and installing irrigation system)
  • (March 2018) North fence has been installed after the demand of several owners for aesthetic and security reasons.
  • (March 2018) Main parking marking has been made and poles have installed for maximizing the use of space.
  • (March 2018) Two of the four big garbage bins outside the entrance of the complex have been removed from the municipality because they were teared and destroyed, these have been replaced with 4 new stainless steel bins which have been put in a special enclosure by the exit of the complex as it was proposed from several owners and after several complains from the municipality because of the mountain of garbage there was by the entrance.

  • (January 2018) Annual meeting 2018 rescheduled due to relocation of office. Brief meeting and notices will be announced.

  • (November 2017) New, bigger plant rooms for pool pumps and filters for easier and better maintenance is planned.
  • (November 2017) Information/Reception office in the complex premises is planned.
    • The office can provide owners and guests information and services such us car or bicycle rentals, book excursions and transports or owners can arrange key pick-up and registration at the reception if needed from their guests (must be arrange at least 48hours in advance).
    • Additionally we will be able to provide full property management to any property and prepare your property before or after your guests. (more information will be added soon…)
  • (September 2017) Title deeds (hopefully by December the title deeds will be issued! according to Mrs Despo Azina sayings to one of our co-owners)
  • (July 2017) Intentional Damages and vandalized pool liner/maintenance fees non-payers
  • (July 2017) Communal areas of the Blocks I, G, H, F, B, E have been painted (corridors, entrances, staircases).
  • (April 2017) Wi-Fi Internet is provided in all the communal areas of the complex to our subscribed owners. To get access to it, just contact our office for further information.
